Our next rehabilitation project is a Dutch Colonial home that is located at 84 Eastern Avenue in East Gloucester, MA. (Please see the Google Map below for the location.)
The home, which was originally constructed back in 1920, was a single family design with 3 bedrooms and 1.5 bathrooms. Our current plan is to convert the structure from its current single family configuration to a completely updated stacked two family design that offers single floor living for the future residents. We also have a tentative plan to add a third unit to the right of the main building in the areas currently occupied by the breezeway and garage.
As the lot is >0.25acres in size, the property will have ample on-site parking for future residents which is also highly desirable in the densely packed downtown Gloucester Area.
We are very excited about the project and have tentatively planned to begin the first phase to convert the existing structure to a two family in the fall while we wait for planning board approval to modify the zoning to allow for the construction of the third unit.
The location of the building is ~1 mile from Good Harbor beach and about 0.25miles to downtown Gloucester shops and restaurants. In addition, the property offers easy access to the direct 128S commuter route to downtown Boston. The top floor of the property offers distant Ocean views of the Atlantic while the planned 3rd unit will face an adjacent scenic pond that is home to local wildlife and interesting and colorful plant species.
